Anyone can find you a rate. The work is understanding what you are trying to do, which lender's rules fit that, and what each option costs you over the years you will actually hold the loan.
A written plan before you commit
You get it in writing. Which lender, why that one, how the loan is structured, and what it costs. You make the decision, not me.
A straight answer, including no
If the answer is that you are not ready yet, you will hear that in the first conversation rather than after a declined application.
How this works

Share your situation Send through the basics. Income, what you own, what you owe, and what you are trying to do. No application, no credit check.

First conversation Fifteen to thirty minutes. What is achievable, what is not, and what would need to change.

A written plan Which lender, why, how the loan is structured, and what it costs. In writing, before anything is submitted.

Application and lender coordination I prepare it, present it, and handle the back and forth. You are told what is happening rather than left to chase it.

Settlement and review Once it settles we set a review point. The structure that suited you at settlement often does not suit you two years later.
